Steps to Buying a Home

  1. Consult with a Mortgage Broker & Obtain a Pre-Approval: It's important to meet with your preferred lender first to determine what you qualify for based on your finances. Besides knowing the purchase price it's important to know what monthly payment you're comfortable with since there other factors that can change your monthly payment (taxes, HOA, etc.) The pre-approval letter will need to be submitted along with any purchase offers.

  2. Buyer Consultation: Dione will meet with you in order to learn about your needs and goals so that she can create a strategy for your home search. During the session she will also discuss with you the home buying process.

  3. Home Search: Dione will diligently work to present targeted properties based on your specific criteria to ensure you make an effective and efficient decision. After choosing the properties you would to see, Dione will set up a tour day.

  4. Offer & Negotiate: When you have found the one, Dione will present your initial offer and subsequent counter-offers to the seller. Before making an offer, Dione will provide you with a CMA (Comparable Market Analysis) for you to review. The CMA will show you recent closed properties that is comparable to the subject property as well as market trends.

  5. Attorney Review & Inspection: Once an offer is accepted (all parties have agreed to terms) and officially under contract, Dione will provide trusted recommendations for attorneys, inspectors, and contractors that will assist you through closing. During this period the inspection is scheduled and the contract is sent to your attorney of choice.

  6. Mortgage Contingency & Preparing to close: During this time provide all required paperwork to lender and property information will be verified.

  7. Closing Day: The day before or morning of closing, Dione will do a final walk thru with you of the property to ensure the property is in good condition. Once complete, all parties head to the location of the closing (typically at a title company).
